You are welcome to be present for any part of the inspection that you wish.
I regularly inspect difficult-to-access roofs that other inspectors will not touch due to safety or liability concerns.
A detailed, pictured, full color report is delivered electronically within 24 hours of the completion of inspection. This includes a pest and rot report for no added fee. The report includes a summary of significant (cost and health/safety) issues near the beginning that are logically and clearly presented.
Most DPI reports have over seventy five annotated (commented) pictures. Most reports are at or over forty pages long. Houses that are "busy" (have a lot of issues) will often produce reports near or over fifty pages with over one hundred annotated pictures. My reports take a long time to write, and you'll see why when you receive the product. I take the report writing as seriously as the on-site inspecting. My reports are unapologetically longer than those provided by other inspectors. They include many maintenance helps if you choose to purchase this property, and detail. I believe you should have a product reflecting depth consistent with the cost of the inspection -- something intelligently and clearly produced, that has much relevant information if you wish or need it, and that does justice to the insight you desire.
